What Salary Do You Need to Buy a Flat in Pune? (2026 Reality Index)
The Pune Home Reality Index — India’s first salary-transparent home index published by a property advisor. No listings, no hype: the exact monthly take-home you need for a compact 2 BHK in 17 Pune localities, how much negotiation room each area really has, and what your ₹1 lakh actually buys. Computed from the Guiding Property Pune Rate Index 2026. Updated quarterly.
“To afford a compact 2 BHK in Baner in 2026, you need roughly ₹1.16 lakh/month take-home. In Moshi, ₹60,000 is enough.” — Guiding Property Pune Home Reality Index, July 2026
1. The Salary-to-Home Index (2026)
Assumptions (identical to our EMI calculator): compact 2 BHK of 650 sq ft carpet at the locality’s fair mid-band rate, 20% down payment, 8.5% home loan for 20 years, and EMI capped at 45% of take-home (the FOIR banks typically allow).
| Locality | Fair carpet band (₹/sqft) | 2 BHK price* | Monthly EMI | Take-home needed |
|---|---|---|---|---|
| Moshi | 5,400–6,500 | ₹38.7 L | ₹26,800 | ₹60,000 |
| Wagholi | 6,000–7,200 | ₹42.9 L | ₹29,800 | ₹66,000 |
| Pisoli | 6,200–7,400 | ₹44.2 L | ₹30,700 | ₹68,000 |
| Punawale | 6,800–7,900 | ₹47.8 L | ₹33,200 | ₹74,000 |
| Hinjewadi | 7,400–8,800 | ₹52.7 L | ₹36,600 | ₹81,000 |
| Keshav Nagar | 7,600–8,800 | ₹53.3 L | ₹37,000 | ₹82,000 |
| Hadapsar | 8,200–9,400 | ₹57.2 L | ₹39,700 | ₹88,000 |
| Wakad | 8,600–10,000 | ₹60.5 L | ₹42,000 | ₹93,000 |
| Pimple Saudagar | 8,800–10,200 | ₹61.8 L | ₹42,900 | ₹95,000 |
| Magarpatta | 9,600–10,800 | ₹66.3 L | ₹46,000 | ₹1.02 L |
| Balewadi | 9,800–11,200 | ₹68.3 L | ₹47,400 | ₹1.05 L |
| Kharadi | 9,800–11,800 | ₹70.2 L | ₹48,700 | ₹1.08 L |
| Viman Nagar | 10,400–12,000 | ₹72.8 L | ₹50,500 | ₹1.12 L |
| Baner | 10,800–12,400 | ₹75.4 L | ₹52,400 | ₹1.16 L |
| Aundh | 11,500–13,000 | ₹79.6 L | ₹55,300 | ₹1.23 L |
| Kothrud | 12,500–14,500 | ₹87.8 L | ₹60,900 | ₹1.35 L |
| Koregaon Park | 14,500–18,000 | ₹1.06 Cr | ₹73,300 | ₹1.63 L |
*Price = 650 sq ft carpet × mid-band rate, rounded. Add ~10–13% for stamp duty, GST and charges — run your exact total on the True Cost calculator. Larger 2 BHKs (800–900 sq ft) need proportionally higher salaries.
2. The Negotiation Headroom Index
Every locality has a fair band, not a single price. If you are quoted at the top of the band, the distance back to the fair midpoint is your realistic negotiation headroom on a 650 sq ft 2 BHK:
| Locality | Headroom (top → mid) | Locality | Headroom (top → mid) |
|---|---|---|---|
| Koregaon Park | ₹11.4 L | Kharadi | ₹6.5 L |
| Kothrud | ₹6.5 L | Baner / Viman Nagar | ₹5.2 L |
| Aundh | ₹4.9 L | Wakad / Balewadi / Hinjewadi / Pimple Saudagar | ₹4.6 L |
| Wagholi / Hadapsar / Keshav Nagar / Magarpatta / Pisoli | ₹3.9 L | Moshi / Punawale | ₹3.6 L |
“The wider the band, the more a confident buyer saves. In Kharadi the gap between a top-of-band quote and the fair midpoint is about ₹6.5 lakh on a compact 2 BHK.”
3. The Value-per-Lakh Index
Carpet area your ₹1 lakh buys at the fair mid-band: Moshi 16.8 sq ft · Wagholi 15.2 · Pisoli 14.7 · Punawale 13.6 · Hinjewadi 12.3 · Keshav Nagar 12.2 · Hadapsar 11.4 · Wakad 10.8 · Pimple Saudagar 10.5 · Magarpatta 9.8 · Balewadi 9.5 · Kharadi 9.3 · Viman Nagar 8.9 · Baner 8.6 · Aundh 8.2 · Kothrud 7.4 · Koregaon Park 6.2 sq ft. Moshi gives you 2.7× the home Koregaon Park does, per rupee.
Methodology & honesty notes
All numbers derive from the published Guiding Property Pune Rate Index 2026 (carpet-area fair bands for 17 localities) and standard bank math (8.5% × 20 yrs, EMI ₹868 per lakh of loan, 45% FOIR). Indicative, not a loan offer; your rate, tenure and project change the answer — get your exact number in 60 seconds on the EMI & affordability calculator, then verify any quote on the Fair Price Estimator.
