2 BHK: ₹48–62 L · Rental yield ~3.8% · East Pune
Verdict: East Pune’s best value corridor. The approved Ramwadi–Wagholi metro line is the appreciation trigger. Only pay a premium for ready units with OC; compare carpet-to-carpet rates, not saleable.

Keshav Nagar / Mundhwa

₹7,600 – 8,800/sqft
2 BHK: ₹62–78 L · Rental yield ~3.4% · East Pune
Verdict: The riverside corridor between Koregaon Park and Kharadi, gentrifying fast. Good entry window before the bridge infrastructure completes.

Kharadi

Verdict: South Pune’s value pocket riding NIBM’s social infra. Road connectivity is the known weakness — test the commute at peak hour before booking.

Hinjewadi

Verdict: Metro Line 3 progress + IT-park tenant base = Pune’s strongest rental machine. Traffic remains real; investors love it more than end-users do.

Verdict: Established, leafy, university-adjacent. Mostly resale; building age and society management decide whether the premium is justified.

Kothrud

Verdict: Pune’s most settled Marathi heartland — metro-connected, supply-starved. Redevelopment projects are the main new inventory; vet the developer’s redevelopment track record specifically.

Pimple Saudagar

2 BHK: ₹74–90 L · Rental yield ~3.6% · PCMC
Verdict: PCMC’s family favourite — note stamp duty is 7% here (1% higher than PMC). Factor that into any comparison with Wakad.

Moshi / Chikhali

₹5,400 – 6,500/sqft
2 BHK: ₹44–55 L · Rental yield ~3.5% · PCMC North
Verdict: The entry ticket to Pune ownership. Ring Road and airport-corridor plans are the long-game upside — buy only with a 10-year horizon and RERA-clean paperwork.
