The Pune Property Pulse is Guiding Property’s monthly read on the Pune housing market — published on the 5th of every month. It exists to answer the one question the city-wide headlines never do: what does this mean for the locality I’m actually buying in?
Knight Frank publishes Pune’s monthly registration and stamp-duty figures, and every outlet reprints them. Nobody publishes what happened locality by locality. That is the layer we track — asking rates across 17 Pune localities, updated monthly, with the derived numbers that tell you where project choice and negotiation actually matter.

What the September 2026 baseline shows
1. There are two ways to buy “near Kharadi”, priced very differently
Buyers treat the east corridor as one bucket. It isn’t. Keshav Nagar asks about 24% below Kharadi. Wagholi asks about 39% below. That is the difference between a ₹85 L flat and a ₹62 L one for a comparable commute — and the gap is infrastructure risk, not distance.
2. Where picking the right project matters most
Internal spread is how wide a locality’s own rate band is. A wide band means projects inside one pin code vary enormously, so which building you choose matters more than which locality — and there is more room to negotiate.
Widest: Koregaon Park (24.1%), Kharadi (20.4%), Moshi (20.4%), Wagholi (20.0%).
Narrowest: Magarpatta (12.5%), Aundh (13.0%), Balewadi (14.3%) — largely commoditised, you pay the going rate.
3. The west still carries a premium over the east
Averaged across the corridors, west Pune (Baner–Wakad–Hinjewadi–Balewadi–Aundh–Punawale) asks roughly 7% more per sqft than the east (Kharadi–Wagholi–Viman Nagar–Keshav Nagar). Two IT corridors, comparable employment, a persistent gap worth watching.
