Pune Possession Tracker: MahaRERA Completion Dates
The Pune Possession Tracker shows what MahaRERA’s own record says about the projects we audit — the registered completion deadline, whether the builder has filed an extension, and how the August 2026 blanket order changes the date. Every figure here was read off the MahaRERA portal by us, not copied from a listing site.
Why this exists. A sales executive quotes you a possession date from a brochure. MahaRERA holds a different date — the one the builder is legally committed to. Those two drift apart, and nobody is obliged to tell you. This page closes that gap for the projects we cover.
8 of 8 projects verified on the MahaRERA portal on 13 September 2026. Of those, 5 show a registration validity date that has already passed — which means the registered completion deadline has expired without a later extension visible on the portal. That is not proof a project is in trouble, and it is not an accusation against any builder: promoters often register a later phase separately, and the portal record can lag. It is a question worth asking before you pay a booking amount.

- Lodha Massimo (PR1261012400049) — The MahaRERA number published for this project resolves to “Pune Baner Project – Tower 4 and 5”, registered by Goel Ganga Ventures India Pvt Ltd — not Lodha. We are checking that with the builder before we list it here. If you are being sold this project, ask for the registration number in writing and check it on the MahaRERA portal yourself.
- Kolte Patil Life Republic — Registered sector by sector — 33 separate MahaRERA registrations, with no single registration covering the township. Tell us which sector or avenue you are buying in and we will pull that specific record.
What the columns mean
- Registered name — projects are often registered under a different or phased name (for example “Phase 1”, “East Phase 1”). If the name on the brochure is not the name on the certificate, ask which registration covers the tower you are buying in.
- Registered completion — the end date printed on the MahaRERA registration certificate (Form C): “registration shall be valid for a period commencing from … and ending with …”. This is the deadline, not a promise of handover.
- Extension filed — whether the promoter has an extension certificate on the portal record. Repeated extensions beyond the regulator-wide ones are the signal worth paying attention to.
- After the Aug 2026 order — MahaRERA’s blanket four-month extension, applied where the project qualifies. See below.
The August 2026 four-month extension
On 7 August 2026 MahaRERA granted an automatic four-month extension to registered projects, invoking force majeure over the conflict in West Asia. It applies to projects whose completion, revised completion or extended completion date falls on or after 28 February 2026. Projects registered on or after 1 August 2026 are not covered. Promoters did not have to apply, and the blanket order does not create a project-level extension certificate — so a project can show “no extension filed” and still have four extra months.
A regulator-wide extension is not the same as a builder running late. Both show up on the record, and they mean different things. A few months is explained by the order. Years are not.
Check any project yourself, in five minutes
- Go to maharera.maharashtra.gov.in → Search Project.
- Type the registration number (it starts with P5 and appears on every legitimate advertisement), or the project name.
- On the result card, open the Certificate and read the line beginning “registration shall be valid for a period commencing from”.
- Check whether an Extension Certificate exists, and how many.
- Read the quarterly progress updates — promoters must file them.

- Each row carries the date we last verified it. We re-check monthly.
