Property Registration Process in Pune — Step-by-Step Guide 2025

Property registration is the final and most important step in any real estate transaction in Pune. Until the sale deed is registered at the Sub-Registrar’s Office (SRO), the property is not legally yours — regardless of what you have paid. This step-by-step guide from Guiding Property — MahaRERA certified independent real estate consultant (RERA No: A031262401718) — walks you through the entire process.

Why Property Registration is Mandatory

Under Section 17 of the Registration Act, 1908, any transfer of immovable property worth Rs 100 or more must be registered. An unregistered sale deed is inadmissible as evidence of ownership in court. Registration creates a public record of ownership and protects your title.

Step-by-Step Property Registration Process in Pune

Step 1: Draft the Sale Deed

A qualified property advocate drafts the Sale Deed (also called Conveyance Deed) based on the Agreement for Sale. The sale deed must include:

  • Full names and addresses of buyer(s) and seller(s)
  • Complete property description (survey number, CTS number, floor, unit number)
  • Carpet area and consideration amount
  • Payment details and mode
  • Encumbrance declaration
  • Possession handover date

Step 2: Calculate and Pay Stamp Duty

Stamp duty must be paid before registration. Use the Maharashtra IGR portal (igrmaharashtra.gov.in) to calculate the exact amount and generate a payment challan. Pay online or at an authorised bank. Keep the e-stamp certificate — this must be attached to the sale deed.

Step 3: Book an Appointment at the Sub-Registrar’s Office

Pune has multiple SRO offices. The relevant SRO is determined by the location of the property. For Amanora Park Town, the relevant SRO is typically Hadapsar. Book an appointment online via the IGR portal — walk-ins are no longer accepted in most Pune SROs.

Step 4: Documents Required on Registration Day

  • Original sale deed (signed by all parties)
  • E-stamp certificate
  • Agreement for Sale (original)
  • Property card / 7-12 extract
  • NOC from housing society (if resale)
  • OC / CC (Occupancy Certificate / Completion Certificate) for ready possession units
  • PAN cards of buyer and seller
  • Aadhaar cards of buyer and seller
  • 2 passport-size photographs of each party
  • Two witnesses with photo ID

Step 5: Biometric Verification at SRO

At the SRO, all parties (buyer, seller, and witnesses) must provide biometric verification (fingerprint scan and photograph). For NRIs who have executed a Power of Attorney, the POA holder appears in their place.

Step 6: Registration and Receipt

The SRO officer verifies documents, confirms stamp duty payment, and registers the deed. You receive a registered copy of the sale deed with the SRO’s official stamp and document number. This registered deed is your proof of legal ownership.

Step 7: Update Property Records

After registration, update the property records:

  • Property card mutation at the local Talathi/City Survey Office
  • Society share certificate transfer (for resale flats in cooperative societies)
  • Name change in MCGM/PMC property tax records

Guiding Property coordinates all post-registration formalities for our clients.
