Lodha Palais vs Lodha Massimo: Kothrud or Baner for a Rs 4 Crore Home?
Same developer, same tier, almost the same ticket. Lodha Palais starts around Rs 4.2 Cr in Kothrud; Lodha Massimo around Rs 3.99 Cr in Baner. Both are 3 & 4 BHK, both hand over in 2029. Buyers assume the choice is purely Kothrud versus Baner.
Lodha Palais 3 BHK — Rs 4.2 Cr for ~1,679 sqft carpet = ~Rs 25,010 per sqft.
Lodha Massimo 3 BHK — Rs 3.99 Cr for ~1,721 sqft carpet = ~Rs 23,180 per sqft.
Massimo is roughly 8% cheaper per carpet square foot and gives you slightly more floor space for slightly less money. Palais commands its premium for the Kothrud address and the three-homes-per-floor format — not for size.

So why is Palais dearer?
Kothrud is one of Pune’s most established addresses — fully built out, deep end-user demand, and supply-starved, which is exactly why a new Lodha launch there is unusual. That scarcity is most of the premium. The rest is the format: three homes per floor with a private elevator for each is a genuinely different living experience, and it is the harder thing to replicate later.
Baner is younger, more corporate, better connected to Hinjewadi and the expressway. Kothrud tends to hold value through soft markets because its buyers live there rather than trade it. Baner moves faster in both directions.
Pick Lodha Palais if…
Exclusivity and a settled neighbourhood are the point, and you are content to pay roughly 8% more per square foot for both. Schools, hospitals and retail in Kothrud already exist rather than arriving at build-out.
Pick Lodha Massimo if…
You want the better rate and marginally more space, and your life points west. Genuinely large 3 & 4 BHK formats are scarce in Baner, which supports resale, and Baner’s buyer pool is broader if you may exit inside a decade.

2029 possession is the headline risk here, not the price. That is over three years of construction ahead of you. Get the construction-linked payment plan in writing and check how much falls due before slab milestones you can actually verify. Confirm the RERA registration for your specific tower. And note that MahaRERA granted a blanket four-month extension in August 2026 — check the current registered date, not the brochure date.
