  • Peak-hour commute, driven at peak hour. Not the map estimate. Do it on a weekday morning, both directions.
  • Water supply. Municipal connection or tanker-dependent? Ask other residents, not the sales office.
  • Approach road width and condition, and whether any widening is actually funded rather than merely announced.
  • Sewage and drainage, particularly how the area behaves in monsoon.
  • What is still under construction around the project, and the realistic completion horizon.
  • The builder’s delivery record โ€” check the MahaRERA page for the original completion date and every extension since.

Which one is right for you

Choose Kharadi if your budget clears it comfortably and you want infrastructure that already works. You are paying a premium for certainty, and for some buyers that is exactly the right purchase.

Choose Keshav Nagar if you want most of the Kharadi commute without the Kharadi rate, and you can live with an area that is still maturing. It is the middle option and it is often the sensible one.

Choose Wagholi if space matters more to you than polish, you are buying for the long term, and you have genuinely satisfied yourself on the commute and water questions above.
