How We Get Paid: Our Conflict of Interest Policy

You do not pay us. The builder does, and only if you complete a purchase. That arrangement pays for the free advice on this site โ€” and it creates a conflict of interest. This page sets out what that conflict is and what we do about it, because you should be able to judge our advice knowing exactly how we earn.

How the money works

  • The buyer pays us nothing. No fee for a call, a site visit, a price check, or a project audit.
  • The builder pays a fee on completion โ€” that is, only once a buyer we introduced actually completes a purchase.
  • We are a registered advisory, not a builder’s sales team. MahaRERA registration A031262401718.

The conflicts this creates โ€” stated plainly

There are two, and pretending otherwise would be dishonest:

  1. We are only paid if you buy. So we have a financial interest in you buying something rather than waiting, renting, or walking away. Any advisor paid this way does.
  2. Fees are not identical across builders. Where they differ, there is an incentive to steer buyers toward the project that pays more.

What we do about it

1. We will tell you what we would be paid on your project โ€” if you ask. Ask us directly, on any specific project, and we will answer. If you ever feel a recommendation is running against your interest, that question settles it fast.

2. We publish facts that cost us money. Our possession tracker lists projects whose MahaRERA registrations have expired โ€” including projects we could earn a fee on. A sales-led operation does not publish that. It is the clearest test of whether a disclosure like this one is real.

3. We say “don’t buy” when that is the answer. Sometimes the honest advice is to wait for an occupancy certificate, to rent for a year, or that the quoted price is above the locality band. We would rather lose a fee than place you badly.

4. We do not take money for coverage. No builder can pay to appear on this site, to be rated well, to have an unflattering fact removed, or to be recommended. Our rate bands and project notes are not for sale.

5. We do not hide a bad registration. If a project’s MahaRERA registration has lapsed, is disputed, or names a promoter that does not match the marketing name, we publish it โ€” and we tell you before you book, not after.

What we cannot claim

We are not an auditor, a lawyer, or a regulator. We read the public MahaRERA record and tell you what it says. We are not paid by you, so we are not your fiduciary in the legal sense. For anything that turns on legal risk โ€” agreement clauses, title, a dispute โ€” get an independent property lawyer. We will say so when we think you need one.

How to hold us to this

  1. Ask what we earn on the project you are considering.
  2. Ask us to show you the MahaRERA certificate โ€” the actual document, not a summary.
  3. Ask us which project we would not recommend to you, and why. An advisor who cannot answer that is a salesperson.
  4. Check anything we tell you against the MahaRERA portal yourself. Every page on this site tells you how.
