West Pune is where most IT buyers start looking, and the pricing across it is less intuitive than people expect. Here is what the five main west corridor localities actually ask, and what the differences are really buying you.
The finding most buyers get wrong
Hinjewadi โ the job hub itself โ asks about 13% less per sqft than Wakad, the suburb next to it. People assume the locality with the offices costs the most. In west Pune it does not.
The likely reasons are ordinary supply and demand rather than anything exotic: Hinjewadi has absorbed an enormous volume of new residential supply, and its peak-hour traffic is a well-known constraint that many buyers price in by choosing to live slightly outside it. Whatever the cause, the gap is real and worth knowing before you assume Hinjewadi is the expensive option.

Where project choice matters most
Internal spread measures how widely projects vary inside one locality. Hinjewadi has the widest spread in west Pune at 18.9%, followed by Wakad at 16.3% and Punawale at 16.2%. Baner (14.8%) and Balewadi (14.3%) are tighter.
Practically: in Hinjewadi, picking the right project matters more than in Baner, and there is more room to negotiate. A Hinjewadi address tells you much less about what you paid than a Baner address does.
Which one suits you
Baner โ the established premium. Retail, schools and restaurants already there. You pay for maturity and shorter commutes to central Pune.
Balewadi โ close to Baner in character and about 10% cheaper. Often the better value of the two if you do not need Baner specifically.
Wakad โ the commuter middle. Well connected to both Hinjewadi and the expressway, priced between the hub and the premium.
Hinjewadi โ cheapest of the four despite being the employment centre, and the one where you should compare projects hardest. Best suited to someone whose office is genuinely inside the park.
Punawale โ the value entry point to the corridor. Verify the peak-hour commute before treating proximity on a map as proximity in practice.
What to check before you commit
- Drive the commute at peak hour, both directions. Hinjewadi traffic is the single most common thing west Pune buyers underestimate.
- Water supply โ municipal or tanker-dependent. Ask residents, not the sales office.
- Metro and road works โ whether the infrastructure you are pricing in is funded and under construction, or only announced.
- What is still being built around the project, and for how long.
- The builder’s delivery record โ the MahaRERA page shows the original completion date and every extension since.
